Rent & General Asset Management System Flow

On behalf of the apartments & homes owner, IM will be responsible for the owner's property. We will support the owner to find the tenant, renew the contract, maintain the apartments & homes properly, and process any troublesome documents. Also, we can manage any claims from the tenants and process the end adjustment promptly.

Below are the services we offer:

① Market Research & Asset Management Planning
We thoroghly conduct the market research around the owners property and evaluate the proper rent fee to propose the asset management plan which will produce constant income.

  • We have prenty of property data to culcurate avarage rent fee and vacant rate.
  • Considering the results of our various market research, we will propose the best ad for finding the tentant.
② Rent Assessment
We can propose the proper rent for the designated area by own strategies (comparing with similar properties, trafiic, fixture, etc...)
③ Contract with the Owner
Once the owner understantds our proposal and satisfies with it, we will process the contract for the asset maangement service.

★ Our management fee is 5%.


 



Sub-Leasing

Sub-leasing service is that we will rent the owner's property first, then, we will rent it to the tenants we find. We offer this service not only for whole apartment building, but also for a single room. As we directly maange the owner's property, we promise the owner the below two benefits:

① Constant Income
As we pay the rent every month even when there is a vacancy, the owner doesn't have to worry about the vacant risk. Also, it's easier for the owner to plan own finance. (Rent will be assessed every two years)
② No Claims
On behalf of the owner, we will manage any claims from the tenant. Even in the case that the tenant is in the delinquency, we will manage the problem properly, so that the owner doesn't worry about those risks.

Monthly rent will be assessed by IM Urban Development Corporation
Deposit will be kept by IM Urban Development Corporation temporarily


 



What IM does in Asset Management Service

① Find the Tenant
  • Recruit: We will create the ads for the famous real estate information magazines, websites, and other related real estate companies, to find the tenant.

  • Review: According to our regulation, we will review the tenant as well as the co-signer.

  • Contract: We will explain the rules to the tentant, create the contract documents, and deposit the rent safely.
② Rent Management
  • With the sub-leasing service, rent management is not applicable as we will pay the rent to the owner every month.

  • With the general rent management service, we will deposit the monthly rent in which the 5% management fee is subtracted. In case of the delinquency of the tenant, we will send a reminder to non-pay tenants promptly.
③ Claim Management
  • We will manage the claims from the tenant as well as the neighbors carefully and promptly.

  • We will support the tenant in everyway so that he/she can have a comfortable life in the new environment.
④ Contract Renewal
  • Every 2 years, we will set the new rent, negotiate if it's necessary, and renew the contract.
⑤ Dissolution & Adjustment
  • We process the disoolution and arrange the room cleaning/reform so that next tenant can move in promptly.
⑥ Other Management
  • We can support the tenant to choose necessary insurance.
⑦ Contract
  • Any contract related documents can be created by us.
⑧ Facility Management
  • We will maintain the facility as clean and comfortable as possible, and when it's neccessary, we will arrange the repair company promptly.

  • Occasionally, we propose the reform plan appropriate for the property.
⑨ Report
  • We will provide various resourceful information about property management.

  • We will report the occupancy rate and yearly income.

  • We will provide any neccessary docomentation in the tax return season.

  • We will report the current facility and maintenance status.
